Refinance, Equity & Mortgages

Compare mortgage structures using a consistent set of assumptions.

Directory open. Calculators in development. The links below connect published topic directories. Calculator pages are linked below and clearly marked as in development until their working tools are ready.

What this directory covers

Renewing, refinancing or making extra payments changes more than the advertised interest rate. Compare the remaining balance, the time left on the agreement, the repayment schedule and the costs of making a change. Keep the mortgage term distinct from the full amortization period.

Information to gather

Collect the current balance, rate type, payment frequency, remaining amortization, maturity date and written fee or penalty information from the lender. For a proposed replacement, use comparable assumptions and include charges that are not part of the scheduled payment.

  • Remaining balance and maturity date
  • Fixed or variable rate terms
  • Payment frequency and remaining amortization
  • Written penalty or discharge information
  • Proposed fees and prepayment restrictions

Important boundaries and next steps

A rate comparison is incomplete if it ignores restrictions, prepayment privileges, portability or a different repayment horizon. The directories for buying and affordability and real-estate investing provide context when the financing change supports a purchase or income property.

Planned calculators

The pages below are published placeholders for navigation. Their calculators are still in development; none currently provides a working calculation.

Official reference points

Start with the authority responsible for the rule or program. Verify the exact jurisdiction and effective date; a general reference does not establish eligibility or a numerical result.
