Buying a home starts with a complete budget.
Directory open. Calculators in development. The links below connect published topic directories. Calculator pages are linked below and clearly marked as in development until their working tools are ready.
What this directory covers
Use this area to separate a purchase price from the money needed before and after closing. A mortgage-payment scenario describes one obligation; affordability also depends on existing debt, cash reserves, household spending and the terms a lender will actually offer.
Information to gather
Gather the purchase price, available down payment, income, regular debt payments, location and a reasonable estimate of ownership costs. If you are comparing homes, keep the mortgage assumptions consistent so that a change in the property is not confused with a change in the loan.
- Purchase price and location
- Down payment and accessible closing funds
- Household income and existing debt
- Property tax, utilities and maintenance
- Rate, payment frequency and amortization
Important boundaries and next steps
A planning estimate is not mortgage approval. Insurance, qualification rules, property costs and transaction-specific assistance require their own checks. Move to transfer taxes for local purchase charges and to mortgages when choosing or changing the financing structure.
